Asphalt Paving Services in New York & Connecticut
Hot-mix asphalt for residential driveways and commercial parking lots. Engineered sub-base, written warranty, 25+ years across Westchester & Fairfield County.
Asphalt is the most cost-effective long-term paving solution for Northeast properties — when it's installed right. Every Westchester and Fairfield County driveway, parking lot, and commercial yard we've paved over the past 25+ years carries the same engineering principles: proper sub-base preparation, the right asphalt mix for the application, drainage that works with the grade, and finish detail that respects the architecture above. JL Construction Group has been the trusted asphalt paving contractor for both states since 1999.
Asphalt is deceptively simple. Generic crews can lay a thin top course over a weak base and the surface will look fine for two summers — then crack, ravel, and fail by year five. Our work is built different. We engineer the sub-base, specify the right hot-mix grade, install with proper roller compaction, and back it with a written warranty.
Types of Asphalt Paving We Provide
Residential Driveways
Single-family and multi-family driveway installation, replacement, overlay, and repair. From tight Tuckahoe lots to estate-scale Backcountry Greenwich drives.
Commercial Parking Lots
Office complexes, retail centers, multifamily, industrial yards. Construction, repaving, sealcoating, ADA-compliant striping.
Asphalt Resurfacing & Overlay
Cost-effective renewal when the existing base remains sound — typically saves 40-60% vs. full replacement.
Sealcoating
Maintenance application every 2-3 years to extend asphalt life by 5-7 years per cycle.
Patching & Pothole Repair
Hot-rubber crack fill, hot-patch repairs, localized failure correction.
Heavy-Duty Industrial
Truck yards, loading docks, equipment pads — heavier base spec, polymer-modified hot-mix where the application demands.
Asphalt Aprons
Hand-finished entries, often paired with hand-set Belgian block borders for premium curb appeal.
Our Asphalt Paving Process
- 1
Free site survey and written estimate
We measure, photograph existing conditions, walk drainage paths, identify ledge or root issues. Written quote within 24-48 hours.
- 2
Excavation and removal
We strip existing pavement, dispose of debris responsibly per state and county requirements.
- 3
Sub-base preparation
6-10 inches of compacted gravel sub-base, depending on soil and application. This is where most failed driveways and lots actually fail — cheap base prep means short asphalt life.
- 4
Drainage engineering
Catch basins, French drains, regrading where needed for stormwater compliance and freeze-thaw protection.
- 5
Binder course
A 2.5-3 inch hot-mix binder layer provides the structural strength of your driveway or lot. Compacted with appropriate roller weight.
- 6
Top course (wear course)
A finer 1.5-2 inch wear course goes on top — troweled, rolled, edge-finished by hand.
- 7
Optional Belgian block borders
Hand-set granite borders frame premium installations with permanent definition.
- 8
Cure and protect
Asphalt cures 24-48 hours; we keep traffic off until ready. Follow-up site visit included.
Materials We Use
- Hot-Mix Asphalt (HMA) — Standard and polymer-modified grades. Sourced from local certified plants for quality control.
- Compacted Gravel Sub-Base — Crushed run, processed gravel, or RCA depending on application.
- Hot-Rubber Crack Fill — Industrial-grade for crack repair before sealcoating.
- Latex Sealcoat — Two-coat application with squeegee and brush for proper bond.
- Granite Belgian Block — Hand-set in concrete bedding for permanent borders.

Frequently Asked Questions
How long does an asphalt driveway last in the Northeast?
With proper base preparation and regular sealcoating every 2-3 years, expect 25-30 years. Skipping maintenance can cut that in half.
When is the best season to pave in NY and CT?
Late April through October. Asphalt needs ambient temperatures consistently above 50°F to compact and cure properly.
What's the difference between hot-mix and cold-patch asphalt?
Hot-mix is the proper material for new installations and resurfacing. Cold-patch is a temporary repair material — useful for emergency potholes but not a real solution.
Can you pave over an existing concrete driveway?
Sometimes, depending on slab condition. We assess on-site and recommend either an overlay system or full removal-and-replace.
Do you handle the permit process?
Yes. We pull all required town/city permits, coordinate with building departments on curb cuts, and handle inspection scheduling.
Is your work warrantied?
Yes. All our installations carry a written warranty. Specifics vary by scope; we walk you through warranty terms on every project.
How long until I can drive on a new asphalt driveway?
24-48 hours for cars; 72+ hours before parking heavy vehicles. We mark the area and schedule follow-ups.
